Phil Culotta joined HMS Valuation Partners in 2014 and has several years of experience in conducting analysis and market research to establish the fair market rate associated with all goods and services (space, furniture, and equipment, and other services) provided in timeshare lease valuation arrangements, and financial statement analysis and forecasting for business valuation engagements.  Phil’s primary focus has transitioned to real estate appraisal – particularly market rent studies in accordance with Stark Fair Market Value. Responsibilities include conducting site visits and physical property inspections, subject property data collection, market area analysis, evaluation of comparable properties, and drafting client report assignments. Corresponding with multiple parties, including hospital administrators, property managers, building owners, and service vendors, Phil’s experience and skill set has allowed him to compile and analyze the details of each unique arrangement to produce a vetted fair market value report for our clients.

Experienced

Graduating from the Nicholls State University with a Bachelor’s degree in Microbiology and Chemistry, Phil went on to complete his graduate studies at the University of New Orleans, earning a Master’s of Science in Healthcare Management. Prior to joining HMS, Phil worked as an intern while completing his graduate studies to effectively learn the ropes of the business and become acclimated to the clients.  Phil is a Certified Valuation Analyst with the National Association of Certified Valuators and Analysts.

He understands that success for his clients comes from being able to pay attention to the details while being mindful of the big picture and the result he’s trying to achieve on his client’s behalf.
